Our Story

B & E Design (Better & Efficient Design) was established in 1992 as an independent, home planning and design firm.  B & E also offers other services such as:   consulting for the "do-it-yourself" person, small to engineering size copy service (also enlargements, reductions, and reverse imaging), construction calculators, drawing/plotter supplies, and laminating.


If you hire B & E as your designer, you will be involved in the design of your project through a minimum of three meetings on average of 6-8 hours total.  While reviewing your project, B & E will be looking for ways to:  save you steps through traffic flow patterns, provide you with adequate storage space, provide you with closets to meet your needs, provide you with good sized stairs and hallways, size windows that meet the code requirement for light and ventilation, and make your project meet your needs according to your ideas as well as the current building codes.  If there is a problem with your ideas, B & E will tell you up front, give you an alternate choice, let you make the decision, and not wait for the builder to resolve the problem later in the field.


If you are thinking of purchasing "canned" house plans and having them modified, please think twice about this.  It will cost just as much for B & E to draw the plans from scratch with the modifications as it would to buy the plans and have them modified later.  Modifying plans may sound easy, but can be more work than you think.  For example:  making the basement deeper makes the stair cutout longer; making rooms larger (adding square footage) will impact the floor plan, foundation plan,  at least two elevations, and any section cuts, and possibly change the building code sizes of windows.  Basically, the entire plan will have to be changed.

Please call us first to discuss your project.  Remember, you are not just paying to have lines put on paper.  You are paying to have a well thought out and workable set of plans that you yourself have been involved in from the start.  After you receive the plans, which can be used to obtain the building permit, you will need to select a builder of your choosing.
